The vendor must provide proof that he or she owns the property free of any charges before this Contrato privado de compraventa has been signed. Details to be included in the draft sales contract will include the date of closure, agreed upon purchase price and a detailed accounting of the property being purchased. Also known in Spain as the escritura, the purchaser will received this deed which is usually in front of a Notary Public. In Spain, Notary Publics are public officials required to witness a deed of sale, but you should also make sure to have your own independent expert legal advice to make sure that your own interests are protected during this legal process. While buying any property do remember that property sales taxes and legal fees for the Notary Public is also to be paid by you only.

Young Workers Carry Higher Safety Risk, Says Aviva

Life insurance provider Aviva today released a report highlighting growing incidence of workplace accidents involving younger workers. The report claims that there has been a dramatic rise in the number of accidents involving young workers in 2008, especially in the case of power equipment and machinery.

A number of cases have been highlighted. For example, a 17-year old trainee plasterer who had been on the job for three days was injured when caustic from the plaster came in contact with skin, causing nerve damage and burns. He also suffered reduced vision as some of the plaster came in contact with his eyes. Another 18-year old, driving a mini-digger, had his fingers crushed when he tried to lower the roll bar used to prevent the digger from turning over.

Phil Grace, the liability risk manager at Aviva stated that both these incidents were avoidable and could have been prevented through proper training and safety procedures. He added that employers needed to manage risk efficiently through the rigorous implementation of workplace safety procedures and training based on various government regulations currently in place. Employers can keep themselves up to date with health and safety developments by taking an accredited health and safety course by the Institution of Occupational Safety and Health (IOSH) offered by Workplace Law Training.

Young people were particularly accident-prone, primarily due to their lack of experience and maturity, and a lower risk perception stemming out of these. Grace stated that employers are expected to do a risk assessment exercise for all employees, followed by training and demonstration of control and safety procedures, as per the Health and Safety (Young Persons) Regulations 1997. The worker and his or her parents/guardians need to be aware of the risks in the workplace, he added.

The warning from Aviva comes on the heels of last week’s conviction of a builder for manslaughter, following the death of 15-year old Adam Gosling, who suffered head injuries when a wall collapsed on him.
